From Zero to £40K/Month Without Lifting a Hammer

Back in 2024, I launched a construction company, London Mile with no office, no staff, and just one business partner who knew the ins and outs of construction and myself with an extensive background in automation and software. P.S my LinkedIn. We weren't doing the construction work ourselves, so we hired subcontractors, spent around £400/month on Checkatrade, and followed a simple system.

By month three, we were clearing £40,000/month in revenue, and taking home £10K each, all by doing one thing better than everyone else: Sending better quotes, faster.

Stage 1: Send a Detailed Quote That Feels Like a Proposal

This step is where most builders lose the job, and where we consistently won it.

Here’s what most quotes look like:

"Fit new kitchen – £3,200"
"Replace toilet & basin – £640"
"Full refurb – £15,000"

No breakdown. No description. No trust.

Now put yourself in the client’s shoes.

They’re:

  • Nervous about spending thousands

  • Comparing you to 2–3 other builders

We sent a quote that read more like a project proposal, detailed, structured, and easy to understand.

  • Listed every item or room separately

  • Explained what was included and what wasn’t

  • Added a clear, human-written project description at the top

  • Branded it with our logo and sent it from our own website email, not Gmail

Stage 2: Build a Lead Machine with Checkatrade

Most builders treat Checkatrade passively. We didn’t. We turned it into a lead-generating engine, and it started with a plan.

Here’s exactly what we did:

  • Subscribed to high-ticket categories:

    • Full refurbishments

    • Kitchens

    • Bathrooms

    • General building

  • Enabled daily job alerts to catch new leads immediately

  • Optimised our profile:

    • Uploaded real job photos (even small ones)

    • Wrote a clean, professional company bio

But here’s the real game-changer: Reviews.

Reviews are EVERYTHING on Checkatrade.
You could be the best builder in your postcode, but with no reviews, you’re invisible.
You need momentum early, and here’s how to do it:

✅ Find a trusted builder or subbie to do small jobs (patchwork, skirting boards, tap replacement, anything)
✅ Even do them for breakeven, but with one goal in mind: get a 10/10 review
✅ Prioritise customers who are responsive, polite, and happy to write a review
✅ Make sure the review includes the service, how fast you replied, and that you were “professional and tidy”

We did this over and over until we had a wall of 10/10 reviews, and it made us the obvious choice for bigger jobs.

  • Use ChatGPT to write/refine:

    • Company description

    • Services offered

    • Customer message/mission

  • Show years of experience (even if through subbies or combined team time)

  • Mention specialities (e.g. “Experts in kitchen refits, bathrooms, and full internal refurbishments”)

  • Be personal: "We’re a small team who care about tidy finishes and fast communication."

  • Use short bullet points for services

Reviews: Your Lead Magnet

  • Get 3–5 fast reviews within first week

    • Offer free/small jobs just to collect 10/10s

  • Train clients to write in detail:

    • “Fast response”

    • “Detailed quote”

    • “Tidy workers”

    • “Great communication”

  • Ask immediately after job is done

  • Ask for photo uploads from the client side (boosts SEO)

Credentials & Trust

  • Upload Public Liability Insurance

  • Add any relevant qualifications (Gas Safe, NICEIC, etc.)

  • Add DBS certificate if applicable

  • Verify address, phone, and email

Availability & Response Rate

  • Set your availability (don’t leave it blank)

  • Turn on instant job alerts

  • Respond to all leads within 15–30 minutes

  • Set up a saved quote template to reply quickly

Bonus Tips

  • Use your van signage in profile pics (brand trust!)

  • Mention your average job size or turnaround

  • Add a line like:

    “We aim to send quotes the same day after a site visit — no delays, no fluff.”

Stage 3: Always Visit the Job Site

Never quote blind. That’s rule #1.

When we visited the client:

  • We stood out: most competitors just texted prices or sent a rough figure

  • We built trust in minutes: face-to-face > email or phone

  • We understood real scope + upsell potential that you’d never catch remotely

🧠 Tip: You’re not just quoting a kitchen, you’re quoting plastering, plumbing, tiling, flooring, lighting. On site, you see the add-ons that double the job size.

Power move: Always show up wearing a badge or lanyard, not just a branded t-shirt.
It sends a stronger signal, like you're part of a professional outfit, not a one-man band.
It shows structure, legitimacy, and experience, especially when quoting for higher-value jobs.

The more professional and prepared you look on site, the more they’ll trust your price, even if it’s higher.

Stage 4: Speed Up with ChatGPT

Time = money. So instead of typing everything out, we used ChatGPT to write the project descriptions for us.

All we’d do is type:

“Kitchen refit including new worktop, plumbing for sink, tiling splashback, replace 6 sockets”

ChatGPT would turn that into a paragraph of clean, professional text. We’d tweak it, paste it in, done in minutes.

Quotes looked better. Got sent faster. Closed more.

Stage 5: Charge More, and Still Win

Yes, we charged more. But our quotes were detailed, fast, and better looking than 90% of the competition.

Even when clients said:

“You’re more expensive than the other guy…”

We’d reply:

“That’s because we actually describe the work in detail. You know exactly what you're paying for, no surprises, no cutting corners.”

And they’d book us anyway.

Stage 6: The Tool That Replaced All Our Admin (and Made It Repeatable)

Eventually, I was spending too much time on:

  • Writing quotes
